Zebulon sits in the same cold-moderate climate band as the rest of the area, which means freeze-thaw cycling through the winter months - ground shifts a little, slabs settle a little, and over enough years that movement works on anything bolted to the slab or the framing around the opening. On a house built in 1993, that's three decades of small seasonal movement acting on track brackets that were never over-built to begin with.
The other piece is simpler: narrower, lighter track from that era holds less tolerance for misalignment before a roller pops the lip. A door with modern wide-track hardware can take a bracket that's drifted a quarter inch out of plumb and keep running. The older track in a lot of Zebulon garages can't absorb nearly as much before a roller jumps the channel - which is why the same amount of settling that a newer house shrugs off turns into an off-track call here.
